The winter has passed and the period of stagnancy is moving onto the season of growth and budding blooms. Snow is receding, the sun is peaking out from behind thick clouds, and days keep getting longer. In a previous article of ours, we wrote about the slowness of the real estate market during the holidays, but now that that has passed, is it a good time to list your home?


Good news is on the horizon, as this time of year is perfect for breaking out the FOR SALE sign and hiring a trusted real estate agent. 

Ever heard the term ‘spring cleaning?’ March kicks off the season of decluttering and new beginnings, a second revival after New Years. Those that have waited to list until after the holidays are now ready and willing to take a chance and put their home on the market.


This increased sample size means that there are a larger number of sellers entering and a larger number of buyers who want to find somewhere to live before the summer hits. It's out with the old and in with the new, new spaces, new neighborhoods, and new beginnings. 


Now that the ground has thawed, it is the perfect time to complete any touchups needed to the exterior of the home. This could come in the form of painting, a minor roof repair, or landscaping the front walk and driveway. Having an appealing outdoor space leaves a positive first impression and is the first thing other than the photos that can attract someone to a property.


More people are also feeling up to leaving their homes and venturing outside in the milder weather that comes with the season. This can increase foot traffic to your property especially with it staying light longer. 


It is going to take more than luck, however, to guide you from listing to closing. The whole process normally takes more than a month and sometimes could extend, so getting all your ducks in a row alleviates extra stress when it comes time for paperwork and moving forward.


Decluttering both inside and out, as well as conveying the best aspects of your property through its staging can do wonders to prepare before a potential buyer even steps foot inside. 


Spring also happens to be a sweet spot right before summer, as families with children will have more factors to consider. Kids get out of school during the summer and starting to sell your home while beginning to find a new property to buy before the chaos and heat begins is enough to stress anyone out.


No one wants to have to deal with children running around amid loose boxes and a plethora of moving trucks bringing everything you own into a new neighborhood. It's just as strategic to think of buying/selling in terms of the market as it is in terms of what makes more sense for your life stage and plan. 

The change in weather also brings tax refund season, where buyers may have extra money lining their pockets. A seller that is also looking to turn around and buy can reap the benefits of this too, through their own refund and the money that may be owed from the buyer.


This allows for more flexibility and financial possibilities on both sides of the transactions, allowing more interest to be generated due to the means to do so.
