Real Estate Scams In The Digital Age

Robocall rings. Another unknown number.
A text with a sketchy link.
An email claiming you owe money you've never heard of.
Welcome to communication in the 21st century where convenience and chaos somehow coexist. We can order dinner from our phones in seconds… yet a hacker, with that same ease, can snatch your credit card info before you even choose a side dish.
And real estate is far from immune.

How Scammers Are Adapting (and Getting Smarter)
Since the pandemic, the real estate world has shifted dramatically. Interest rates are up, the economy is wobbly, and rental listings now pop up everywhere from trustworthy sites like Zillow and Redfin to more informal spaces like Facebook Marketplace and Instagram Stories.
But behind the screen?
It’s not always an agent. Sometimes it's a hopeful tenant trying to pass on their lease. And sometimes… it’s something much darker.
Blank profiles with too-good-to-be-true pricing.
No mutual friends.
No details.
Just a phone number and a pitch.
And in some cases, scammers get even bolder.
One of our own clients recently discovered his actual home listed for rent by a stranger. They copied his photos, posted them online, and started offering tours. Their catch? “Please apply first and send over your information before we meet.”
The scam was discovered only when a confused renter showed up at his front door. If a listing can be faked on a reputable site using a real address and real photos… anyone can fall for it. So here's how to make sure you don’t.
How to Protect Yourself from Real Estate Scams
1. Never send money or financial info before touring a property.
If someone wants a deposit, wire transfer, or application fee immediately run. This is Scam 101.
2. Verify who you’re actually talking to.
Ask for a name, a phone number, a video call, or a face-to-face meeting.
If they claim to be an agent, request their license number and brokerage info. A legitimate agent will never hesitate to prove who they are.
3. Trust your instincts.
If it feels off, looks off, or sounds too perfect to be true… it probably is.
The internet has made home searching easier than ever but it has also opened the door to new threats. Staying cautious is no longer optional… it’s essential.

Why MLS Access Matters More Than Ever
One of the biggest and often overlooked advantages of working with a brokerage is access to the Multiple Listing Service (MLS).
The MLS is a secure, nationwide database where only licensed real estate brokers and their agents can post listings. It is the backbone of the real estate industry and exists for one crucial reason:
To protect consumers by ensuring that every listing is real, verified, and accurate.
MLS access means:
Only licensed professionals can create, edit, or manage listings.
Every property posted must follow strict rules to prevent fraudulent or misleading information.
Photos, details, property history, disclosures, and pricing are monitored and regulated.
Agents can immediately see if a property is off-market, sold, under contract, or updated reducing the risk of outdated or fake information.
Unlike social media posts or unregulated listing websites, the MLS cannot be manipulated by scammers, fake landlords, or anonymous profiles. It is a system built on accountability.
So, when you're browsing listings through a licensed agent or brokerage, you're not just seeing homes you’re seeing verified homes, backed by legal and professional safeguards that the general public simply does not have access to.
This alone is a massive reason to work with a licensed brokerage:
You’re not just getting guidance… you’re getting protection.
